DESIGN AND EXECUTION
We design your project, then we build it
Design supervision and site supervision: from the first sketch to the final snagging list. We can handle a single phase or the entire project — either way, our role and our liability are set out in writing before we start.

Before you buy
A property can be a good deal or a money pit, and thirty minutes of viewing won’t tell you which. We examine the structure, the services and the real condition of the building, then we cost the works. In parallel we check that your plans are feasible: planning rules, easements, co-ownership regulations.

Design supervision
We design your project in full: sketches, technical drawings, choice of materials and construction solutions. We write the documents that bind the contractors — specifications, descriptions, bills of quantities — then we prepare the planning applications and run the tender process.
This is where the real price of your project is settled. A vague specification means a low quote followed by an avalanche of extras. A precise specification means a price that holds.

Site supervision
We direct the works: programme, sequencing of trades, quality control, checking compliance with the drawings and regulations, approving payment applications before they are paid.
When we have also handled the design, the advantage is clear: no contractor can blame a poor drawing for going off track, because we know every line of the specification.

Handover and snagging
Handover is the last moment when you hold real leverage. We carry out a thorough inspection and record every defect precisely, then we follow up until each point has been resolved.
A defect overlooked on handover day becomes a dispute six months later.

Disputes and expert appraisal
Once the damage is done, what matters is the quality of the technical file. We analyse the evidence, identify the causes of the defects and produce a clear, detailed report.
We act as mediator to encourage an amicable settlement — almost always faster and cheaper. If proceedings become necessary, our combined technical and legal expertise builds a solid case.

Multilingual and administrative support
French, English, Romanian, Russian, Italian, Spanish. Translation of your technical, legal and administrative documents by our in-house team — no outside provider, so no break in confidentiality and no drift in technical terminology.
We also assist with drafting and filing your administrative paperwork. French bureaucracy is a maze for nationals; for a foreign buyer, it is a wall.
